Comparison of CoreTech Technology to others
CoreTech cellular concrete is a lightweight concrete with a Portland cement base containing many small air cells uniformly distributed throughout the concrete. Cellular concrete is produced by the use of special foaming agents in combination with highly efficient mechanical blending systems that produce uniform air cells within the blend. This material has been frequently used in geotechnical applications to line trenches and tunnels, to cover or fill large areas, to form sound absorption walls, create crash barriers and runway arrestors, to create lightweight partitions, lightweight roof decks and light weight retaining walls. With the development of new and better cellular concrete products and systems for its utilization, cellular concrete is being used in roads, bridges, residential structures, commercial buildings, power plants, levies, curbs, railroad bed systems, and countless other applications. The end result are roads that will not fail under normal circumstances, buildings that are fire-proof/wind-resistant/resistant to small munitions/offer seismic resistance/easier to erect/lower cost/higher quality than conventional construction, and truly high-quality affordable housing.


Comparisons to other technologies in physical, environmental, resistance properties
CoreTech’s building products are a “green” construction source. In other words, they are environmentally friendly. CoreTech construction systems use no sand or gravel in their construction, therefore the digging of holes into the earth are not necessary for aggregate that is required in most concrete products. Our products are recyclable; if a product is defective, it can be ground up and utilized as an additive in another CoreTech product. In sandy regions where aggregate availability is difficult to obtain and costly to transport, the elimination of this gravel requirement is a cost-saving measure as well.

CoreTech building systems are wind resistant to hurricane force winds. Our proprietary designs and technologies allow the development of a pre-cast, interlocking wall system that anchors to the foundation, top plate, and adjoining panels, creating a tremendously steadfast system. This allows our product to be resistant to gale-force winds and to be the product of choice for wall systems in regions of the world where wind and sandstorms are an issue.

CoreTech wall panel systems are impervious to rain and water damage. The interlocking system and sealant produces a water-tight joint that resists the penetration of water from rain or floods waters.

CoreTech products are fire-resistant. During our quality control testing, we have attempted to burn our product unsuccessfully. A 4” block when submitted to a butane torch for 2 hours only caused the surface to blacken without degradation of the product, while at the same time ones hand can touch the block on the reverse side. Providing building products that allow the development of affordable housing that will not blow away in a storm, and that will not burn down, is the result of the past 3 years of research and development. CoreTech systems are unique to the market in this respect, and superior to any other product on the market.

CoreTech cellular concrete products are resistant to seismic activity. Due to the ductility of our product, it can be bent without breaking or cracking. This cannot be accomplished with most steels and certainly not with regular dense weight concrete. There are cellular concrete homes in southern California for over 10 years that have been through numerous earthquakes and have no sign of product failure.

Due to the nature of the enhanced thermal properties of our product, CoreTech products provide great protection to temperature extremes and offer superior energy-efficiency values to other comparable products on the market today. Our matrix of polymer-encased air bubbles provides a great thermal barrier to the environment. In a road or parking lot or foundation, these enhanced thermal properties provide a thermal bridge that resists freeze-thaw and other variables that cause road and flatwork failure. This same technology provides greater cost savings through energy efficiency. The best energy policy is one where energy is conserved, and CoreTech’s products are superior in that aspect.

Our products offer unique resistance to radiation penetration. CoreTech can design a wall system that resists penetration by typical radiation from fallout and other airborne penetration. CoreTech would design such a structure encompassing many elements to provide protection for the building in this unique manner. Therefore, we can design a building to resist the penetration of radiation from external sources, and we can also design a building to resist the emission of radiation from within.

Because of the lighter weight compared to regular dense weight concrete (typically a weight savings ranging from 40% to 70%), there are less foundational loads on the building. This is very important in areas where sandy soils are prevalent. If, for example, the utilization of CoreTech products saves 50% of the foundational weight to the building, then the building can be built twice as high for the same foundational loads. This provides exceptional efficiencies in various areas. Our product can be utilized for “floating roads” over sandy soil, eliminating the need for costly aggregates and provides a superior road that goes down much more quickly, and lasts much longer.

Any concrete product will chip and crack under extreme environmental conditions or stresses. CoreTech products are designed to minimize these problems. Impact can of course break any building product, but with the combination of our internal technology and external coatings, this is minimized. The product composition resists cracking, eliminates the requirement of expansion joints, and cold joint-to-joint bonds can be effectively established.

CoreTech’s cellular concrete products are of proprietary formulations and design, which are protected as intellectual property. Our chemistry and market applications are protected and therefore the compositions of our products are confidential. All raw materials utilized in CoreTech products are readily available and provide no adverse environmental impact.


Finishes offered
CoreTech’s unique pre-cast tilt-up wall panels are very unique in the marketplace, providing in one tilt-up application a completed exterior and interior finish. Through innovative pre-cast technologies and molding applications, we can provide a tilt-up panel that provides superior construction technology, rapid construction timeframes, less labor costs, less erection problems, greater insulation value, greater environmental protection, a fire-wind-water-mold-bug resistant structure, and a variety of interior and exterior finishes. Because we have designed our product manufacturing process to provide similar quality regardless of whether utilized in a commercial, a high-end or an affordable-home structure, the quality doesn’t diminish with the cost of the project. Exterior finishes can look like brick, stone, lap siding, board & batten, stucco, etc. Interior finishes can range from the look of masonry (brick/stone), drywall, stucco, paneling, lap siding, tile, etc.


Is steel required for CoreTech construction?
While engineering overkill, CoreTech pre-cast wall panels utilized in North American markets typically incorporate an internal steel stud wall structure. This is the same light-gauge steel stud walls that are typically found in commercial construction. In most applications, these steel studs are not required for structural stability of CoreTech walls, but are designed as such to provide a more significant structure as well as to meet all North American building codes. For high-rise commercial projects, the utilization of a standard red-iron skeleton wrapped with CoreTech panels is most common. Each project is designed individually, and CoreTech’s engineers work closely with project architects, engineers, and designers to provide the very best green technology construction solution for the projects we support. For markets outside North America where the building code requirements do not mandate stud walls on 16” centers, CoreTech’s designs do not include stud-wall interiors as they are not required for structural support in most applications.


Load bearing capabilities of CoreTech structures?
CoreTech products are designed to meet or exceed all engineering load requirements as specified by the project. CoreTech products will provide similar or superior loads characteristics in product areas specified within the particular projects. While some applications may require the use of other materials, such as dense-weight concrete or steel for girder beams for example, CoreTech products when used appropriately will provide a superior finished project within a shorter timeframe at a lower cost.


Can CoreTech technology be utilized for Commercial, Retail, Hospitality offerings in addition to housing?
CoreTech technology can be used just as effectively for commercial, retail, and hospitality offerings as is utilized in both high-end and low-end housing applications. Utilizing exceptional design and pre-cast technology within a high-volume, high-quality production process, CoreTech panels are specifically designed with the end-use application in mind. Therefore, the product designs may differ based upon the end-use application. This generates a project-specific CoreTech product with specialized design to meet the needs of the end-use application.

For high-rise multi-family apartments, hotel suites, etc., for example, CoreTech products can be designed as modular units whose components are designed and built within a quality-controlled factory environment, constructed on the ground as a unit, and then lifted into place with a crane. This increases project quality and saves time and money.

CoreTech spans are project-specific. CoreTech engineers will work with project engineers and architects to design the beam span to meet the needs of the project. If it becomes more cost-effective for the project to utilize other than CoreTech products for beams and other structural elements, CoreTech engineers will recommend such. In most cases, however, CoreTech products can be specifically designed and engineered to meet the required spans without the necessity of numerous columns or other vertical support elements.


Maximum floor height?
As CoreTech products are specifically designed for each particular application, CoreTech products can be utilized in projects ranging from one floor or many floors. There is no more of a limit to the number of floors that can be put together in one building through the use of CoreTech products as any other product that may be considered. Most building height issues are more specific to geological loads/foundational loads, and in that respect, CoreTech allows the developer/contractor to build taller buildings with the same or less foundational loads due to the weight savings through the use of CoreTech products. If the use of CoreTech panels in a high-rise building, for example, save 50% of the weight of the building compared to traditional dense-weight concrete, then the building can be twice as high with the same structural foundational loads. If seismic and wind-resistance factors are considered, and most especially our product ductility, then the use of CoreTech products in high-rise projects becomes exceptionally favorable. For high-rise applications, CoreTech panels are the most effective products on the market for more usable space, lower cost, and higher quality.


What does CoreTech specify for foundations, MEP, and flooring?
CoreTech designs our products to meet specific market applications. Then, we design these market-specific products for particular projects. This “double engineering” insures that the CoreTech products utilized in specific projects are the best designed and engineered products for the project.

For foundations, MEP, and flooring, CoreTech has unique and innovative designs similar to that of our exceptional wall panel systems. For floor applications, for example, CoreTech can provide a floor section that contains the floor joists, sub-floor, cavities for cabling and ductwork, and finished ceiling below that utilizes tongue-and-groove joinery. Not only do these floor panels go up in less time, and with less labor, they provide between-floor insulation and between-floor soundproofing. Foundation products can be provided from CoreTech materials that range from pre-cast basement walls to pour-in place floors that provide a thermal barrier to the ground.


Does CoreTech offer turn-key solutions to our clients on projects?
Absolutely! CoreTech’s innovation doesn’t stop with the product designs itself, or our unique cellular concrete technology, but also include specific product designs for specific projects. Our goal is a turn-key solution to any project, from affordable houses to high-rise skyscrapers.

As an example of the typical process, the client provides Autocad drawings to the CoreTech design team. The CoreTech design team converts these drawings from a stick-built configuration (as in residential single-family homes) to a panel-built configuration. These same drawings are then expanded to include manufacturing drawings for specific panel development for the particular project application, as well as construction blueprints for erection of the product on-site. Window and door cut-outs are included as rough openings. Wire and plumbing chases are provided as necessary. Anchor-bolt configurations are specified to the foundation contractor. Etc.

Additionally, CoreTech provides project management to each major project site to insure that the high-quality CoreTech products are utilized properly in the field. Also, even on the front end of the project, CoreTech engineers work with client engineers and architects to insure that the use of CoreTech products are effectively specified in the project architectures.

CoreTech warranties
Most CoreTech products are warranted for workmanship and quality for one full year. Even beyond our warranty period, CoreTech offers lifetime technical support in the event of project renovations, additions, and problems beyond the initial warranty period. In short, CoreTech stands behind our products.

Additionally, not any contractor, architect or developer can obtain or install CoreTech products. CoreTech specifies a training and certification period for any contractor that obtains and uses CoreTech products in their projects. Only CoreTech-certified contractors deliver CoreTech products. This not only insures high-quality to the projects, but saves times, problems, and architectural headaches. And, it protects the geographic markets as well as the reputations of CoreTech and our trained contractors and developers. For CoreTech-certified contractors, this provides additional value and market separation from competitors.


Recurring maintenance issues?
CoreTech products are among the highest-quality available on the market. Continuing R&D keeps our products unique and of superior quality. We design each CoreTech product to be as maintenance-free as possible. However, any building product requires some maintenance over time. Due to the unique nature and chemistry of CoreTech products, these maintenance issues are lessened when compared to traditional construction products. Take our road products for example. A CoreTech road can typically enjoy a 20-year lifespan with little maintenance. A typical asphalt road over a regular aggregate base requires repair and maintenance annually. Better chemistry, better product design, better market application, and better market delivery insures that the products of CoreTech meet the project requirements initially, and ongoing.


Facilities management suggestions for high-quality project life-spans?
CoreTech products are designed for long life-spans. CoreTech designs our products to provide an exceptional product now and for many years to come. With construction components designs that are environmentally-friendly, cost-effective, and yet provide longevity of service, CoreTech desires to provide products that have 100-year life-spans. With any product, however, facilities management and long-term maintenance are critical components.

CoreTech products are delivered to the marketplace through regional manufacturing and distribution outlets (factories) that provide both pre-cast products and on-site delivery methods for new construction, renovations, and repairs. CoreTech trains and certifies regionally-based contractors to deliver our products into the regional marketplace. The regional CoreTech factory houses products for project repair through pre-cast panels as replacements, or on-site delivery methods for our innovative products that offer low-cost on-site repairs. CoreTech’s trained and certified contractors will be able to deliver within the regional marketplace products for ongoing repair and maintenance of CoreTech buildings.

This approach offers effectiveness in facilities maintenance without the requirement for a larger internal facilities management employee team. CoreTech certified contractors can provide repair and maintenance services on an as-needed basis, which is more cost-effective than large full-time employee maintenance staffs.


Availability in developing nations
CoreTech products consist of raw materials that can be obtained in most countries and regions. Portland cement powder is one component that may require importation, but CoreTech has international relationships with cement power providers that guarantee the availability of product when needed. CoreTech’s stellar team of R&D scientists and engineers are working on solutions to replace cement powder altogether, offering 100% raw material availability in almost any region of the world. Other CoreTech components are readily available or can be imported as required.

CoreTech utilizes better engineering and design to solve material availability problems. For example, in areas where clean potable water is a problem that impair the use of regular dense-weight concrete, CoreTech products can be engineered to use dirty water or even salt water. Some regions cannot effectively utilize dense-weight concrete due to the lack of aggregates regionally; CoreTech products utilize no stone and gravel aggregates. Waste products can be utilized as additives in the development of CoreTech products in regions where they are plentiful and landfill solutions are limited. Recycled tires can be utilized in CoreTech products to both get rid of the landfill problem and environmental concern, and provide new properties within CoreTech product designs. CoreTech’s continuing research and development seeks new and innovative product development solutions, including those within global regions that offer lesser products huge utilization challenges.


CoreTech technology approvals and certifications
CoreTech International, Inc. and its affiliates have developed, and posses, a unique technology that creates a cement-based material known as cellular concrete. The material uses a scientifically constituted air bubble matrix as its “aggregate”. This system can incorporate many other waste materials for use in the foamed product including fly ash, magnesium, gypsum and others. The technology provides a complete set of cellular solutions that produce consistent cellular concrete for manufacturing and construction products on site, from a density of 250 kg/m3 up to 2400 kg/m3 (equaling regular concrete). At a density of 250 kg/m3, the cellular product carries an exceptional R-value rating. An R30 equivalent has been attributed to CoreTech’s standard 6” exterior wall panel systems. This technology is unique in that it allows an engineer to customize the density, compressive strength, and toughness of the product by adjusting the number and size of the air bubbles inside the cellular product resulting in the desired insulation, fire-proofing and sound attenuation values. The product can also be designed to have very high resistance to chemical corrosion, seismic activity, and explosive forces.

Testing and development at such leading universities as Texas A&M, Heidelberg Labs in Germany, and other respected European testing and educational facilities have concluded that the cellular concrete products of CoreTech and our affiliates are superior to other products on the market. CoreTech products meet CSTM (Canadian equivalent to US ASTM) standards. CoreTech products meet ASTM standards and are designed to building code requirements. Additional testing is currently under development through university and third-party lab testing and certification.

As CoreTech is coming out of R&D and start-up manufacturing prototype development stages, we understand that the products offered now are not equal to the products that will be offered 5 years from now. Continued research, development and testing, both internally and through external testing laboratories, will constantly improve CoreTech’s products and offer superior building solutions for years to come. This R&D focus will continue to keep CoreTech on the cutting-edge within the green-technology building products marketplace.


CoreTech product cost structure
CoreTech has done what no other company in the cellular concrete industry, nor the green technology building products industries, has yet accomplished. These accomplishments being specifically the delivery of turn-key construction solutions that provides both higher quality and lower cost. While most other companies in the cellular concrete industry use an expensive autoclave (high temperature and humidity in an enclosed thermal oven type environment) process to create high-quality cellular concrete blocks for vertical applications, CoreTech’s advanced technology and designs allow for larger size panels through air-cured production methods. This allows us to create larger panels, both sides molded through a vertical pour process, which provides to the consumer higher quality and lower cost, as well as more rapid construction timeframes.

Because of our innovative technology and designs, CoreTech can provide a high-quality construction solution for affordable housing, something that heretofore has been unavailable by other cellular concrete or advanced green technology products companies. We have developed products for the affordable housing market that allows for the delivery of high-quality homes that will not blow away in a storm, will not burn down, are resistant to mold-mildew-bugs-thermal variants, and are very energy efficient. And, we can deliver these products to the market at a cost savings of 10-20% less money than traditional stick and brick construction.

CoreTech wall panel systems are priced within the various geographic markets based on several factors. One, the location of the manufacturing facility specifies fixed costs such as real property costs, lease rates, raw materials, labor rates, taxes, etc. Two, transportation issues are a cost factor. And, product design, project size and scope, and profit targets are factors that attribute to the final cost of CoreTech pre-cast panels for market delivery.

CoreTech pour-in-place systems, such as on-site delivery of pour-in-place vertical panels or structures, as well as geotechnical products like roads, garages, parking lots, bridges, etc. are priced to be competitive within the geographic markets while delivering a better product than traditional dense-weight concrete. Factors that determine the value of CoreTech geotechnical applications go beyond the cost-per-yard criteria, and are based on long-term value. As a value consideration, CoreTech systems are less expensive than competitive solutions for road and other aforementioned geotechnical and pour-in-place applications.

Before one can fully understand CoreTech’s cost model, one first must understand the process by which products are delivered to the market from the local CoreTech manufacturing facility. CoreTech manufacturing facilities are located within global regions where the use of our products are needed for current and upcoming projects. The local CoreTech manufacturing plant provides both pre-cast and pour-in-place solutions within the geographic regions served by the manufacturing facility. CoreTech sales and marketing teams evaluate prospective projects for the use of CoreTech products. Once a project is selected for CoreTech products, the project requirements are fully understood, blueprints evaluated for pricing, and bids provided for the provision of CoreTech products for the project. Once the bids are accepted and a contractual agreement in place between CoreTech and the project developer, then final blueprints are provided by the developer/contractor to CoreTech. These blueprints are converted by our in-house designers from a stick-built to a panel-built structure. New blueprints showing the panel configurations to meet the elevation and floor plan requirements of the project are then provided by CoreTech Design. These new CoreTech panel drawings are provided to the developer/contractor, and also become shop drawings for the manufacturing facility in the production of the project pre-cast products. CoreTech pre-cast products, such as wall panel systems, are provided in accordance with the accepted blueprints, and each panel coded and marked for ease of construction in the field. CoreTech on-site Project Engineers insure that the products delivered are utilized effectively in the project, and are available for problems and additional training to our pre-certified group of CoreTech contractors. CoreTech’s pour-in-place products are available to the project, dispensed through the regional manufacturing facility, and delivered by certified contractors to the project. From a cost standpoint, CoreTech bids each project independently of another based upon factors such as location, project details, design, product required, etc. Typically, CoreTech wall panel systems are priced per-panel, based on the accepted panel design. This price-per-panel is very easy to move to a price-per-foot model, and actually a price-per-foot is provided during the design and bid process, once the project floorplan and elevation has been reviewed and accepted by the contractor/developer. Typically, CoreTech geotechnical and pour-in-place products are priced per cubic yard. Variations in our cost models are dependent upon the size and scope of the project. In other words, larger projects are typically priced at a discount per square foot or per cubic yard, based upon quantity of product required.

CoreTech, being a leader in green technology construction solutions, can also provide energy solutions for the projects served. CoreTech is a partner in a new waste-to-energy process, for example, that allows for the conversion of household waste into electricity with very low emissions and high quantities of energy developed. CoreTech can also affix solar panels to our roof panels, and a solar system can be designed into our roof system as part of the design process. CoreTech can also evaluate and provide effective solutions for water and sewage if required. While some of these product areas are non-CoreTech products, these can be provided as part of the project as a benefit to the development.
